Mobile Detailing at Apartments, Condos and HOA Communities
A large share of the people who call us do not have a driveway. They live in an apartment complex in Orlando, a condo in Winter Park, a townhome community in Davenport, or a gated neighbourhood in Lakeland with rules about what happens in the street. The first question is always some version of "can you even do it here?" The answer is nearly always yes. Here is how it works and what to sort out beforehand.
We bring the water and the power
Our rig is self-contained. Water tank, pressure, power for the extractor and the polisher, and everything else on board. We do not need a hose bib, an outlet, or access to anything at the property. That is the whole reason mobile detailing works in a parking lot: all we need is the vehicle and enough room around it to work.
If you have access to water and power, that is fine too, but it is not required and we plan every job as if it is not available.
Where we can work
A parking space with room to open the doors and walk around the car is enough. Garages under buildings work if there is clearance for the rig and some airflow. What helps: a spot at the end of a row, a visitor space next to your car for the rig, or a corner of the lot away from the main traffic. Tell us where you are parked and where we can put the truck and we will work it out.
Runoff and what the HOA usually cares about
Most community rules about car washing are about two things: water running into storm drains and the appearance of someone washing a car in the lot. On runoff, a detail uses far less water than a hose wash, and rinse water on a paved lot is minimal. Some communities prefer a wash mat that captures the water, and we can accommodate that if it is a requirement.
On appearance, we are quick, tidy, and gone. If the community requires vendors to check in at a gate or an office, tell us and we will. If the office has paperwork it wants from vendors, send it over ahead of time. A lot of HOAs have a rule against "commercial vehicles" that is really about parked work trucks, not a vendor doing a job and leaving, but it is worth a quick read of your rules or a call to the management office before the first visit.
Gated communities
We need the gate code, or to be on the visitor list, or a call to the gate on arrival. Whatever your community uses. Please sort that out before the appointment; being stuck at a gate is the most common reason a job starts late. If the community has a designated vendor entrance or hours, let us know.
Apartment complexes
The main issue is finding your car. A photo of where it is parked and the building number saves ten minutes. If the lot is tight, we sometimes ask you to move to a space with more room for an hour or two. Some complexes have a car wash area with a drain; if yours does, it is ideal and we will use it.
Workplaces
Office lots are excellent. We can detail a car while you are at your desk and text you when it is done. Several cars in one lot on the same day is easy and we do a lot of this for fleets and company vehicles.
What to have ready
- Keys or a way for us to get in. A lockbox, a key left with the office, or you on site for the first few minutes.
- Personal items out of the car, especially the trunk and the glove box. It saves time and it means nothing gets moved.
- The gate code, the parking location, and the best spot for the rig.
- A phone number that will be answered.
Rain
Afternoon storms are a fact of summer here. Covered parking removes the problem. In the open, we watch the radar, and we will reschedule rather than do half a job.
FAQ
Do you need me to be there? Not for the whole time. We need access at the start and a way to hand back keys at the end.
My complex says no car washing. Can you still come? Often the rule is aimed at hose washing and open runoff. A quick call to the office describing a self-contained mobile service usually settles it. If it is a firm no, a nearby workplace lot or a friend's driveway is the workaround.
Can you do a full mobile detail in a parking space? Yes. Interior extraction, paint decontamination, coatings, all of it. The location does not change the service.
